The “made” floods in Central Europe will also make some people think (blue skies like ours are rare in Europe anyway).
We are currently reinforcing our dam, which has already withstood the highest and fastest flood in the history of the Pirapo River. 2 sections (approx. 160 meters) of the almost 12 km long dam require repair after 5 years with 8 floods.
It should be noted that even back in 2017 without a dam, only around 20% of the settlement area was flooded. Even without a dam, flooding was never an issue for 80% of the settlement area.
Now that El Paraiso Verde is back on its original course, we can welcome more settlers again.
Example of the new course of the new management:
2 months for residence permit and Cedula
Almost all cedulas have already been issued for the JULI info week participants! 2 months for residence permit and cedula.
Accommodation for the next wave of emigrants
We now have accommodation for about 80 additional families. This is not enough in the event of a crisis in just one of the possible trouble spots. We are therefore putting a larger number of cottages on small plots of land. These can accommodate individuals, couples and possibly families with children for a short time.
More and more investors from all over the world are commissioning a “Plan B” house in El Paraiso Verde.
4 of these cottage houses have been commissioned. Some investors who are unable to relocate for personal reasons put these projects up for sale while they are still under construction. A good opportunity to move into a finished house in 2-4 months if you buy a project that is already under construction. Here is ONE example of 4 cottage house variants:
Price for the turnkey house (incl. kitchen) depending on the exchange rate: just under 40,000 euros. Then there are the connection costs, the meter column, the clay platform and the price of the plot. The entire project on a small plot can be realized for less than 50,000 euros (according to the exchange rate on 19.9.2024).
The rental prices in our SAFE community allow a net return of approx. 5-7% p.a. The idea is: build a house like this, rent it out and when you need it because you have to leave your old home, the tenant can be accommodated in the hotel and the owner can move in. In Paraguay, there is no tenancy law like in Europe.
ELECTRICITY INTRODUCED IN THE PIRAPO 2 DISTRICT
Thanks to the first sales of shares in our future storage battery supplier, we were able to realize a project that has not been possible since the beginning of 2023 due to (first alleged, then real) lack of money. Laying the power cable from the transformer in the Pirapo 2 district to the settlements P1 30-43 and P2 10-13 and thus supplying all the properties on the way there with electricity.
The cable runs from the transformer at P2-30 and supplies all properties to the right and left of the cable, including Caracol A and B (P1-30 to 39) as well as the new housing estate P2-10 to 13 and P1-40 to 44. The power supply is routed to P2-14 and P1-45.
The subsequent properties could be supplied with an independent, self-sufficient source of electricity.

Property and house resale in El Paraiso Verde
When you invest anywhere in the world, you have to take into account that circumstances can change and you may want to go somewhere else.
Approximately 20% of the total investment in El Paraiso Verde has been paid back to investors in the past 7.5 years through resale.
Almost all investors and settlers who have left the EPV have left on good terms, and most of them are welcome back if they want to return. And some are already thinking hard about coming back…..
Since we took office, 83 plots (some with houses) have changed hands.
44 have been bought and paid for,
11 have been bought but not yet paid for (process underway)
17 have been exchanged

Unfortunately, we were also deceived by the former president of RELJUV and put off/ignored for a long time with regard to our investment in EPV. Thank you very much for taking on the matter and checking the entire process again and repaying our investment very quickly.
